Flat Roof Restoration

Coatings in the southwest have become a staple of both commercial and residential roofing solutions. Up until recently, the coating field was dominated by a few products; Elastomeric and an acrylic coatings. These products were mostly developed and used in the Phoenix/AZ region and have widespread applications all over the southwest. In the past 40 years we have seen development of Silicone and other reflective materials.

A Plus Sustainable Roofing Coatings deals specifically in 100% solvent-free silicone products for flat roof restoration. Having a background in polyurethane foam roofing systems as well as interior and exterior insulation, we have spend a great deal of our 20 years of experience seeing products come and go. When applying to a flat or low pitch roofing system you want a product that Is not only resistant to water.... but WATERPROOF!

Acrylic products alone are not waterproof; while creating a barrier against water, these products themselves are water-based. This means that on a flat roof where ponding is most likely to occur on the roof itself, with settling over time, these products will simply break down and thus permeated by the water. Silicone, on the other hand, is chemically water resistant and will 100% resist ponding. As an example think of a Glass window pane, imagine how water beads on that surface. This is how water reacts to a silicone coated surface.

Flat Roof Restoration in Albuquerque, New Mexico

Acrylic Coatings have been used and are still used all over the world as a cheaper roofing solution. Unfortunately in the Desert Climate, these roofing systems have a 25% reduction in life simply due to the harsh New Mexico weather. You pair this with the UV damage from the extended periods of sunlight and you can see why Roofing systems that last in other climates fail here. Quite simply, New Mexico is a unique bird with its own set of challenges for building owners.

We currently have data showing that the average lifespan of a acrylic roof (typically white for maximum UV protection) will only last between 3 - 10 years before needing a re-coat. (That is if you apply 3-4 Coats) Re-coating is a perfectly fine method but over time, can become cost inefficient.
Silicone Roof Lifespans with Advanced age testing are in the 100+ year time frame. Both Silicone and Acrylic coating can be applied over nearly any existing roof surface for flat roof restoration
